OfflineEarlier this month we completed our first deal and we finally closed after 60 days we thought we couldn't be more excited. Today we realized we were wrong! We got two emails -one from the homeowner and one from her daughter. These notes exactly WHY we started this business and the money is just a great bonus. We wanted to share them to encourage people to hang in there even if it seems hard, is taking a long time, or if the home owner is having a tough time with the transition.
This deal was a true win-win-win. We bought Sam's 1924 home that was in desparate need of rehab. With the money from the sale she was able to move into a retirement community and still have some money in the bank. We sold the home to an investor who will realize a great cap rate now and then will likely reap great appreciation in a few years. After the bidding war, we were able to net just shy $9000. WIN-WIN-WIN!

I wanted to thank you both personally for your perseverance and patience with our situation. I know my mom was a challenge there for a while! I have never seen her so frustrated....not your fault at all, just the whole situation. Even *I* was just about at my wits end with her, as I have never seen her be so difficult!
But, you guys were fantastic and hung in there with us, and for that, I am soooo thankful! I have NEVER seen my mom as content and HAPPY as she is in her new place. And, that is worth everything to me! She is in a clean, safe, comfortable place with lots of neighbors close to her age and lots of activities etc. And she LOVES to look out over the pond outside....it's got a fountain that lights up at night and she talks about it every time I talk to her!
So, again.....thank you BOTH for hanging in there with her! I know she is thankful from the bottom of her heart and beyond! We all are!

We're just getting started, and found a great realtor with a list of lease-to-own buyers. We're using retirement funds, so we have some capital tpo get these people into homes, and can see some great win-win-win situations in our future, also. The best part is, we'll be doing for others what we are looking for ourselves, getting them into homes of their own.
