OfflineSo Basically what happen was I was talking on the phone the other day with real estate agents and realtors (following Dean's new 30 day fast cash book)and one of my coworkers over heard the conversation thinking I was an agent myself. So I told him I am a REI and that find better deals than most agents. Then it clicked in his head --> "Why don't I buy from this guy, maybe he can find me the best deal for my family". He told me he has 50k for any expenses needed and is pre-qualified from 3 banks so far. What strategy should I use here to make money , but most importantly find this family an awesome? (Remember I still haven't done any deals (working on wholesaling). The area they are looking to move in is NY. Or is anyone looking for a buyer than can only afford down payment for them using bank for the rest of the money. Thank you for all answers!

What part of NY are they looking to buy. Upstate or Downstate (NYC areas). If they are looking NYC area I would suggest you pm Elix Brown on this site. He is def the man to talk to in the NYC areas. He knows his RE.

Andrew. My suggestion would be to do your due-diligence with the family and find out what their wants and needs are. Then start your search. A good realtor never hurts in this type of situation. You can also look up FSBO's. In a lot of cases you may be able to negotiate a better deal with a motivated FSBO than in any other way. Also, you may want to contact the people listed above for their assistance.
In any case congratulations! This is a great opportunity to go out and get your feet wet.
