First wholesale...DONE!

First wholesale...DONE!

Thanks so much to the DG family, here and Insider Elite. My first wholesale deal closed today and got $10,000 CASH! Finally put my head down and sure enough in 60 days a deal done. I have another deal that will close by the end of the month (a HUD house) and another wholesale deal with contracts signed, so That's 3 deals for April.

Any advice or pointers for us newbies who haven't done a deal yet, like what strategy did you use to find the property, where did you get your buyer, and did you get your assignment fee up front or at closing?

Any little tidbit you can give us is appreciated. Keep up the good work, you're headed for big things!

Thanks SO MUCH for all the comments! The feeling of stacks of $100 bills in your hand is pretty amazing. I wasn't surprised I actually did it because there are too many stories and coaches and step by step instructions for it not to happen. I had to put forth the "action" and the results are coming.
First off for the new folks..You must build your BUYERS LIST first thing. Use bandit signs, craigslist, and call the "FOR RENT" ads in the local paper. These people are advertising that they have investment property. About 50% of my calls to these people generated a cash buyer interested in great deals. Bandit signs saying "MUST SELL 3/2 CASH ONLY $69K (or whatever) brought floods of calls. So don't delay on the buyers list. As for finding the properties, most of them come from the MLS, or trulia or Zillow so you know what you have to do there. Find an Agent! I went through about 10 before I found a couple agents that understand what I'm doing. I'll keep answering questions as long as the thread stays alive!

Keller Willams or REMAX is

Keller Willams or REMAX is what I learned through Dean and/or Matt for the best companies to find agents but in my experience many of the agents there don't know anything about working with investors at all. You really have to interview them because even if the secretary refers you to them you have to go throught the vetting process because they'll ALL say they work with investors just to get a sale. There are detailed instructions on here and Insider Elite on what questions need to be asked in order to weed out the agents that think they know but don't.
This particular deal came from a Bandit sign. Owner saw my sign, called me up, went to see the property, signed a purchase agreement, the next day I put up MUST SELL CASH ONLY 49K signs at the property and at each end of the road it was on with arrows directing people by the house. Next day I got floods of calls. Second person called and said they would pay cash. Met him that day at the property and we agreed on price after he inspected it. He signed an assignment of contract (make sure they understand what they are signing) and it closed a couple weeks later. He knew I was making money but he didn't care because it was a great deal for him anyway you slice. He could rent it out or fix and flip because there was still 20-30K profit FOR HIM in the deal.
