To start off I suppose I should say that I am just now reading my first Dean Graziosi book, Your Town Your Profits. I am less than halfway through, but I feel like I am absorbing every word.
My little brother Ben introduced me to this site and has talked extensively about Dean and his methods, so I am already familiar with a lot of the lingo.
Anyway, I have been reading constantly in every spare moment, and I do a lot of cross referencing and watching videos on this site and on TotalView. Yesterday I posted a few ads on Craigslist to try and get a buyers list going.
Today after work I phoned a real estate agent to ask some questions. I asked her some small talk stuff, and soon I came out and said that I was researching real estate investment strategies, and that I was interested in assigning contracts on homes. She said that she had done this herself in the past and that it was getting really hard, especially in Oregon. She said that Oregon favors the home owner and had passed finance laws that made this type of investing difficult.
I proceeded to ask her about leasing with an option to purchase (yes, I just got done with Greg Murpheys strategy). She said it was risky because the market is going to lose 28%-38% next year, and the leaser will likely walk away, and the homeowner will probably lose the house in foreclosure and sue.
The conversation did go very well though. I felt like I kept pace with her through it, which is amazing because I know almost nothing, and it ended well. I asked her if I decided to pursue this strategy if she would work with me and she said she would.
All in all I value this experience. I made a possible contact, who I think actually knows what she is talking about, and I am way less intimidated feeling talking about REI. I know I don't know much, but I am pretty good at sounding like I do.
I am still really excited about Dean's books and am going to continue to pursue Greg Murphey's strategy as outlined in the book.
