It can be done without a realtor but, it depends on if you are in a non-disclosure state or not. What I mean by that is, the state does not disclose sold prices of homes. I live in Texas and we are a non-disclosure state so, websites like Trulia and Zillow aren't very accurate for comps because of that reason. So, with that being said, you can pull comps using Trulia and Zillow as long as you are not in a non-disclosure state. I hope this helps.
The Realtor or agent is the better source. But. You can use public records with tact and doing your own research. A title company again with tact and throwing in a little playing friendly dumb. Unfortunately it may cost for the info. If you telling them your house hunting and xyz is for sale picking 3 or 4 equals to yours that just recently sold and you want to see if it has any problems on record. They'll usually say oh that one just sold and you act depressed and go from there. It is a lot of extra work. An attorney non-disclosure state good luck unless you hire one for just that or a paralegal.

click on recent sales (yellow box), unclick the 'for sale' box; make sure they are within the last 90 days and comparable to the property you are looking at, i.e. the same number of bedrooms, bathrooms, same/approximate square footage, and within a 1/2 mile...

county auditors website usually helps quite a bit! they usually post up the last sale price and what date the sale took place... matter afact the one for my area even has a comps tab on it so i can check comps out here where im at just sitting at my laptop now only if i cant find one that works i usually just do a manual search and that gets me pretty close to the actual arv of the house i look at!

fun isn't it . some of the comps i get are 15 to 20 thousand off. especially zillow. just keep double checking and use the ones that are not out of the ballpark
