This landlord is getting old and tired of renting out a couple of houses, he's offering them up pretty cheap, I can probably get them a little cheaper because they are a little banged up...
Anyways,
He's going thru a real estate agent, so how do I present my offer? Do I type and fax? I'm not too sure how to present it. Also if I were to type up an offer, I would like to have him owner finance... Any help on how I should present all this to the Agent seeing as this is my first time dealing with one.

Put in your contract your contingencies "Subject to Buyers satisfaction with property's appraised value.", "Contingent upon Buyer's satisfaction with professional home inspection results, with repairs not to exceed ($-state the dollar amount)" and also use "Contingent upon Buyer meeting___________ lending source's criteria and lender's Underwriting approval". Type up your offer and present it to the agent since the owner is going with an agent. If he hasn't already listed it with an agent (meaning signed the contract with the listing agent), present the offer to him directly.

Thank you... sounds like a plan. I view the property Saturday and I know it needs repairs. A buddy of mine used to live in one of them. I'm definitely going to use the clauses that you mentioned plus a few other I thought about.
After Saturday I'll post up some figures and repairs that and see what you guys think about repair cost.

The agent said that the owner wouldn't carry considering they were older and they needed the money. I was considering emailing my offer either way though and seeing if they deny it. I looked at both places yesterday and of course they both needed work, probably around 15K for both places. Both they are already selling at less then half the fmv. They don't have any major issues, just decor problems.
Anyways I'm just asking if I should still submit my offer on the deal, even though the agent said they wouldn't carry it... I imagine if they don't sell, which they haven't, that he'd be more motivated to sell.
