Hello all DG members, I have been on this site for a couple months now. I bought DG's Think a Little Different course a few months ago and dove into it headfirst with much enthusiasm. After reading all the material I started to put the principles to work that I found in the course. I found a few properties with motivated sellers, one I actually could have put under contract for $20 but I didn't do it because I didn't believe I would be able to move it within the time frame, mostly based on it's location. Since I have been out there everyday looking for good deals and trying to figure out other creative financing techniques such as lease options. I have spoke with a few homeowners who have considered it but didn't want to go through with it.
Point being ladies and gentlemen I am near the end of my rope and this is a desperate cry for help. I have been unemployed since buying the TALD course (most of the reason for buying it), and my wife's income is just barely enough for us to get by on. The job oppurtunities out there are few and far between and truthfully I hate the thought of joining the worker bees back in the work force, especially with the obvious potential I have found in Real Estate. But I am becoming really frustrated, I haven't been able to put a deal together and I need some serious help. I don't have the capital to invest a lot of money into mentoring at the moment, but I think that is what I really need. I have a great amount of motivation and desire, and the great ability to absorb and learn from everything I read/hear, but things aren't coming together like I'm trying to make them. I need someone I can turn to who has been in my shoes and knows what it's like to be where I am. I hate to sound desperate... but I need some help, please. I see a lot of really experienced people on here, there must be someone who will offer to reach out to me and give a newbie REI a helping hand. If this somehow get's to Dean's desk maybe he knows somebody out in my area who would be willing to do such a thing, I live in Northwest Tennessee. It doesn't have to be local, I am very up to date with technology (e-mail, cell-phone, forums etc.)

I am fairly new here too and I hope this doesn't sound lame. But you need to plant and tend your garden. Plant those seeds, water, and weed your garden. You will see results. But you can't just stop going to the market because you expect something to grow down the line. So find some work that will pay you something to live on and keep learning about real estate investing AND taking steps to move forward in it.
You don't sound very sure of yourself. And knowledge will add to that. How can you expect to convince anyone else that you are capable and have the answers they need if you are not certain yourself?
I work full time and do my real estate investing work any other time I can. I'ts 6:35am. I check in here and with my eamil before my JOB and then go look at houses and have meetings for my RE business afterwards.

I am sorry to hear about your current situation, you have to try to keep the faith and put together a plan and try to work the plan. Try to find local investment clubs in your area. You may be able to find a mentor and potential partners for deals. If the deal you find is good enough you should have partners with the available cash. Also, there are many great people on the DG website. As you have questions, be sure to review the prior blogs and ask questions. Also, review Dean's materials because there are several great ideas to find deals without using your own money. I wish you great success in your real estate ventures. Believe and Achieve!

You're not as bad off as you think. Listen to these points CAREFULLY...
First, everyone here is right. You must exude confidence when speaking, to both sellers & buyers (hopefully "Motivated" Buyers & Sellers), these techniques seem very easy and in time (hopefully not a very long time either..), you will have them perfected. NO WAIT!! I'M SORRY STEVE, SCRATCH THAT!! I AM 100% CONFIDENT that YOU will have them down in a very short time! If you bought the book/books, then you have the desire to make your life happen, not just watch it happen. Right?
Anyway, getting off track... Sorry
First off, have you been able to find any "Motivated Sellers" in your area who have equity in their house that have had the property on the market for 90+ days, or are pre-foreclosures, etc..(you know the rest hehe). If you just said "Yes", then you're very well off right now! (See, I live in Las Vegas, NV. Almost EVERY SINGLE HOUSE here is worth 15%, 40%, even 65% less than the current loan on the mortgage is (ie. loan= $220k while FMV= $160K).
Anyway Steve, Lock up the deal for the 30 days, but I'd recommend you visit the site www.reiclub.com (from pg. 113 of
Deans Profit from RE right now) or other search google for other R.E. investing clubs first and find some buyers that want a house that's 65% or 85% of the FMV. There's a couple startup steps that will hopefully help you out buddy. Good Luck!

I was actually happy when my first deals didn't go through. I know that maybe only 1 out of 25 deals will go through. So if these didn't, then I am that much closer to the deal that will make me $. I learned that years ago taking a sales seminar. You look at each deal that didn't work as your stepping stone to the one that will. And then you do it all over again...and again.

And I might be speaking a little early, as I am new to these methods, but have you read Deans latest book? To be frank about it, I just finished How to Profit Right Now and am now reading How to become a RE Millionaire and the Millionaire is harder to read and push the concepts. BUT PROFIT RIGHT NOW...all of you questions will be answered in this book. I am telling you, get his new book and with your already current knowledge, which if you remember what is was before you took the TALD course to now, YOU WILL SUCCEED LIKE YOU NEVER IMAGINED. I just wanted to let you know that better days are just a step away! There is no one I mean no one going to tell me that this isn't the right place and the right time to move towards financial freedom. I felt the need to write you because when ever you feel that your situation is so bad, realize there is always someone much worse off than you! This is something that took half my life to fully understand now. I get caught up with feeling defeated all the time, in fact just two hours ago I was just telling a friend how it seems no matter how hard I try at things it seems that whatever it is that I am trying to achieve is so much harder for me than others. I mean simple little things I find are so hard for me and so easy for others. I have had all kinds of financial problems, In April, I declared chapter 7 prior to hearing about this book. My business of home improvement has slowed down to nothing, my truck has been repo, I have no money to live off of except for income from my son's father and 200.00 hundred dollars I have saved. My rent is outstanding. I am a single mother of two boys. But some how after falling asleep crying. I woke up one day about 2 and half weeks ago at about 5:30am to the sound of Dean Graziosi voice on my tv. God heard my cry! Here was a solution to my situation. All I have to do is try, what did I at this point have to lose but fear! I didn't even have the money to buy the book. So I thought for one second. I knew there was a way. I did a check by phone. With no money in my account, but I knew it wouldn't post for at least a day. So the next day I found somethings I could do without and returned them back to the store for cash. $29.00 enough to cover the book & delivery.(YOU SEE, THE WILL, FOUND A WAY!!) I have done every kind of sales job there is in this world for the past 30 years. I have been pretty successful at majority. I have skills beyond belief. I am a photographer, sold life insurance, cars , fragrance, retail, fast food, dye transfer, cemetary space, carpet and area rug specialist, high end appliance sales(top sales agent for tops appliance and pc richards), was a real estate agent for 9 years for Century 21. And for the past 8 years have been doing bathroom renovation and flooring, painting. Everything that goes with home improvement and countless other jobs. At one time in my life I was working 5 jobs. During the day I worked a retail job from 9 to 5. Went to work at Top's appliance from 6 to 10. Came home slept 3 hours and then got up to go to work delivering a total of about 600 newspapers to homes for three different paper companies, 7 days a week. You eventually get to a point that you don't believe, that everything is a scam! You become so unmotivated. I'm saying these things not to brag but to explain to you that I have worked harder than the average person or woman for that matter. I have learned in my life struggles that things will probally always be a challenge for me. I have had many medical set backs and have overcome being a victim of domestic violence. I won't be defeated! I have since come to a new understanding. I have been down this road of feeling defeated, alone, financially devistated. I also know that I can get up, you can get up. We know the way back!! Don't judge yourself by how many times you fall down. Judge yourself by whether you get up after each fall. Stephen, Let's Get Back Up! Being persistant breeds a formula of success. Continue to place yourself with only people that only talk, walk with positivety. This is a must. Reward yourself for any accomplishment you achieve on this journey everyday! You will always achieve your dominant thought! Success has never attacked anyone. But all successes come from within. What's going on with me now so far. I have read the book. Re-read some parts over like chapter 8. I'll probally read this at least 20 times. I set a goal to what direction I want to take. Because if you don't know where your going how are you going to get there? Assignment deals is my focus. So far I have placed adds on craigs list for sellers and investors. I'm out everyday looking at for sale by owners and distressed properties. Researched the addresses I found. Made files for them. I called one of my trusted real estate buddies and asked her to pull some expired listings for me. I also called a spot builder who I sold many homes for and found investment properties for at one time. Looked into business cards and sign designs . Formulating a LLC. Made connection with the attorney I use to use for closings. Learning how to use this web site for help. Tomorrow I plan on re-reading chapter 8 again and then calling the for sale by owners I researched so far. I'm so excited.....Speak to you soon!

First of all I'm totally new, I'd like to say thanks to Dean for having this site. I'm ususally up late and happen to see the end of 1 of his infomercials. I was kinda curious so I done a google search. I was pretty surprised to see that this is not a scam, he really cares about people turning there life around. I have not read the entire book yet but I knowww I can do this. I am just trying to let you know it can happen for you. Just dont give up, never ever give up, I know you can do this. You are closer than you realize. Look, the main ingredients for this to work are knowledge + action.
Many people are unable to read the books, let alone take real world action. This is the main thing holding people back. Now, every individual has a different set of goals and obstacles to them.
The site is more than happy to help you try to figure out ways to get through the obstacles. To do it we need to know more about the specific obstacles you are facing. To know what your obstacles are you have to go out there and "just do it" to know.
Document the process of the deal and what the problems were. Don't assume you will have problems - you'll spend more time worrying about how to deal with every little aspect and never get out there doing it, and most of those don't ever present themselves or can be dealt with as they come.
On one instance you said you didn't lock it up because there probably wouldn't have been action. However, never assume a great deal won't have action. A great deal will create the action, not rely on the action of other sales to draw people to your deal. If you do find the market is not active in your town/city, or you live in a small or rural area where you don't have much activity in the market, you might need to look the closest town with a sizable population or demand for real estate. Investing outside your town unless you are VERY rural is just as easy as living there, thanks to the Internet.
Many investors put offers in on places sight unseen because their offers include so much discount from their calculated FMV it is nearly impossible to fudge it. In the case of assignment if you are putting nothing at risk in your offer you don't have to worry if you didn't get the deal you needed.
Keep moving forward. Spend as many hours of the week "doing" as you can, and at the end of a couple weeks you should have a new outlook on it. Post your problems that encounter once they come to light and we can help you figure out how to get around them and avoid them in the future.
Also, as someone else stated, confidence is key. You need to "fake it until you make it" - people will be leery of dealing with someone who isn't sure of themselves or can speak authoritatively on the matter at hand.
