Considering my first deal, but confused about something... any advice is appreciated :)

- considering my first deal, but a little confused...
i found a house in my neighborhood that has been on the market for over a year, which falls under the "motivated seller" category so i am thinking about making an offer to see if i can get it 30 - 50% lower - but here's where i am confused - the house is being represented by a real estate agent (sign is on lawn) so - do i call this agent & have them offer my offer to the seller? and if so, will i then be able to still discuss the "assignment" process with the seller, or will i now be blocked by this agent in some capacity? ...Also, if i (am) able to still do this through this seller's agent (the lock up & assign), how exactly does that work (with the agent involved?) and how then will the agent figure in money wise? (as i am sure they will want their share of the pie as well) - i'm just kind of confused about this because the seller is connected to an agent, and this just seems to me like its a block in some way - is it? because everything i've read so far basically discusses how you would be talking to sellers who are acting on their own, and its just you and them discussing the prospect of purchase - make any sense? i don't recall reading anything that discusses this scenario... any advice on how to go about this is appreciated - thanks
