3rd DEAL ...It's all about the momentum

This deal is part of momentum that I began 3 weeks ago.......Action is energy expended...hopefully with results that follow.

Talk about desperate banks.....

My Broker Just called me and told me a different kind of story than I have heard of before.

I just placed on offer on property on Sunday for a property that was barely listed on MLS. My broker had given me the heads up on the House PRIOR to listing. I can't over emphasize the importance of finding Bank Representative Brokers to work with.

This is a 3bd/2bath 1724sq. ft. home with daylight basement possibly a 4th bdrm as well. The house has a Nice Covered LARGE RV area that I will finish and turn into a Nice Large 14 x 40 shop. The ARV should be around $185k to $190K in THIS market.

The bank asked $124K ....I offered $110K because of an $9K estimate to abate Mold from the basement. Right now FMV comps are around $165K.

This house didn't necessarily have the value that I look for, but it had the funcionality that I had in mind for a particular renter. He needed a shop area and a 3bd home....He loves the place.

Anyway getting to the Strange Call I got.....The Broker calls me and says it's DONE. She said that and continued speaking ....She said that the Bank did NOT reject my offer NOR accept it YET. There were terms that the Broker had to fulfill.

The Asset Manager told my Broker that she was to "RE-EVALUATE" the subject property and come up with LOWER comps that would ALLOW them to accept MY offer.

Basically, The bank has a function or need to work within certain parameters that allow for an acceptable price. The Asset Manager told the broker that the current "counter" that they would have to give would be around $122K. So she basically needs to look for or Exclude some relevant comps so that the right Numbers come up.

I really don't care how they do it, but my broker said it will just take a couple of days. Then we can sign.

I for a second started to feel as if I should in some way SLOW DOWN, but I am following leaders like Matt Larsen. I just need to work on MORE and MORE offers on a weekly basis until this becomes the norm.

Wow Northwest you are doing great! What a difference each area of the country has in the value of homes. It amazes me when reading these posts. But I am working hours every day and putting out lots of offers and know my next deal is right around the bend. Reading posts like yours and so many others really helps to keep me going. I really am NOT doing anything special.....just diving head first into the world of REI. I get excited about things and with Knowledge and Faith...You gotta believe that things should work out. I can't take the time to worry too much about whether or not I actually know EVERY little detail, but that would be nice.....I just say go for it. Make offers.......lots of them.....In my case........I haven't made very many offers.....they keep taking them. So I am trying to be particular as to each offer at this point. I want the LTV ratios that I feel will give me the Value and Profit I am looking for. I want homes that have NICE equity, but AWESOME equity is better. 2 of the houses that I am aquiring have ARV numbers that are MORE equity than I paid for the House........ie.....160K house = 160K+ Equity
120K house = 125K+ Equity. These are ARV numbers, but actually possible and that is in TODAYS market. If I wait to sell until the market goes up...$$$$$$$$$$$$$$ I don't know how much I'll have.

Nice find. I think you found a new trend with the banks. With their inventories going up they are going to look for ways to unload. What a great opportunity, you brining in new comps in an ever down spiraling market. Thanks for the insight.

Though the bank was in the works to accept my offer......another buyer came in with a CASH offer that was lower, and they took it....Darn it....OH well.....just keep offering. LOL

It's a numbers game and as long as you keep making those offers you will keep making money. Some will get accepted, some won't, some will make it to closing, and some won't. Ya......it was a great property, and close to my business. My mechanic wanted to rent it from me too....it would have been a nice arrangement. I have to find another one for him, but that's ok....
