OfflineWell it has been awhile coming on this one. This is the house I wrote about in my journal months ago that I got for $10. I got the keys/deed for 10 bucks and and a signed form to talk with the bank. Six months of nothing I turned it over to the short sale company i work with and what do you know...75K for the house, needs 30k in repairs and the market is 180k. I just sold it 2 hours ago for 100k so i will make 25k on the assignment fee....I can get use to this. I am set to do 70k this month if the rest closes before the 10th. Merry xmas and GO GET SOME

That is a great deal. So owner gave you keys, quit claim deed and letter of authorization to deal with bank on you r behalf. Were you making payments during the 6 months? How much did he owe before they sold it to you for 75k?

Well it gets better..I found the house while driving for dollars and discovered that the empty house had been empty since 08. Bank had thought the owner filed a BK so they waited...and waited...forgot it and the owner moved on..I sent a yellow letter and he replied...$10 bucks and he thought I was responsible for the 385k he owed. I let him know I was not but could work with the bank to get this fixed and out of their minds...I did that....No payments, back payments or any closing cost...Love it when a good short sale company does it's job right. win, win, win

Thanks for the kind words and motivation. I love doing short sales even thou others hate them because i have it set to work fast and close.
