Whether you’re selling a property, buying property, looking for tenants, looking for off market properties, finding motivated sellers, door knocking will help you find what you want. If you've never thought about putting the personal touch on your investment area/farm area then you need to rethink your marketing strategy. Door Knocking is a very effective way to be recognized as the real estate expert for investments everyone will contact, just because you took the time to physically introduce yourself to your clients. Taking the time to knock on the doors will allow you to create leads, generate a referral base and find new clients to work with. It is the most effective way to differentiate yourself from other investors who only send out mailers. Door knocking has been beneficial in my investment career and I have found it allows me to create and maintain personal relationships, which in turn helps build my book of business. Real estate is a relationship business, the more personal you can make it, the better. And there is no better way than door knocking to market to potential buyers or sellers.

Some guidelines to follow when door knocking:
1. Always take a partner or someone with you for safety.
2. Have something ready to talk about (ex. their market, rentals in the area, market trends, your business).
3. Convey to them that you are the investment expert in the area and you are looking for clients to work with.
4. Bring a flyer and business cards with you so you can leave something with them to remember you by.
5. Ask them to send you business.
6. Be honest, don't mislead them with your information.
7. Dress professionally.
8. Knock doors at least once a month in each of your target areas.
9. Don’t knock past 8pm. Best times I have found are between 6pm-8pm.

You would be surprised of the results you get. Remember this will help you set yourself apart from other investors whom might be marketing to the same area. There are several systems for door knocking on the internet; you can google search for these systems as a referral.

Great info !

Thanks. I have had difficulty getting the right agent or even getting them to call back. I need to find properties off the grid so have been thinking of door knocking. Problem is I don't have anyone to take with me to I will just have to be very careful.


Door knocking

We do this all the time. It is WAY more effective that any mailing campaign. We do both constantly so we know!! Next in line is a phone call if you can find a number. We try to call before we door knock if we can. Otherwise we cold call door knock. This can be intimidating. I just remind myself that it could be worth $5000 or more. That motivates me!

We get our leads from county websites. The notice of default or les pendens, what ever its called in your state. We door knock estate sales, garage sales, moving sales. FSBOs and for rent signs we call. Expired listings, probate research. Hey folks people are passing away every day!! So there are many places to look for leads with out a realtor(the best kind)

If you feel like the area you want to door knock is safe going alone you are welcomed, however, I bet if you looked at people in your powerteam you would find someone to go with you. For example i usually take my mortgage expert with me on door knocking days because everyone wants to know whats going on with financial lending markets and its a good way for the mortgage lenders to pick up leads as well. So look around I am sure you will find someone to go with you.
