HELP please! First Buyer Lead

Hello, I'm sorry if this has been asked before but I've been searching thru forums on my phone and can't find what I need. I decided to test the waters and post on Craigslist to start building my buyers list and I actually received a reply! What is the email script to reply back? I posted an ad saying that I have multiple properties under market value and need cash investors. Their reply was: please send me what you have. Very short but I figure it's worth a shot! Please help what should I reply back with to qualify them and add them to my buyers list? Thanks!!!'

Congrats on taking action.

I don't know that I would have posted that I have several properties under contract and need cash investors, because you just might get a response like you did. But that is all water over the damn, so to speak.

Respond by asking them exactly what they are looking for (beds, baths, square footage, area of town, etc.) as it is not your practice to just send every property to every buyer. Also inquire a bit more about their cash buyer status, how soon can they close, are they cash buyers or do they use Hard Money, etc. Ask them about their rehab experience (paint & flooring only or serious major rehab including knocking down walls, etc.) as you don't want to send them something below or beyond their comfort zone. Another great question to ask your Buyer's is how much profit do they want to make on a deal? Now everyone is going to say as much as they can, but this is a serious question. If they are happy with $20k, that is a simple paint and flooring rehab. However if they are hoping to make $40k +, then this is a much more serious rehab and entails a lot more (generally speaking) than just paint and flooring. Get them to tell you what they are looking for and answering your questions to qualify them and to direct them to the proper deal (that you will hopefully have locked up)!!

I THINK THE AD YOU POSTED WAS OK.JUST ASK THEM WHAT AREA,CRITERIA,AND PRICE RANGE THEY WANT.TELL HIM YOU HAD SEVERAL OTHER RESPONSES AND A FEW HAVE BEEN SOLD.

Thanks! I'm the type that likes to jump in and learn as I go which is why I decided to post that ad. I posted other ghost ads but that's the one I received a response from. I replied back with your recommendations. Hopefully I'll have my first real buyer!

3.Square feet
4.How many rooms

9.How much down?..20%-25%..
10.How much equity do you need?
