He has a system I bought, but didn't need. I think this is just a fear tactic to buy into another system. I am sticking with Dean here. I don't think he uses all the fear tactics to get people to buy anything. He will even give refunds to his system. He created this website for us to learn from and network with one another. Their are so many gurus out their but you will spend too much time if you get caught up in them all, and you won't advance in your own REI business. That is my two cents worth. Tammy

I have no interest in buying any of Preston's products or attending his "webinar". However, I did listen to his presentation for sign up for his webinar. I have to say that what he says about big money buying up REOs has merit. We see this all the time. REOs being purchased at prices we would never pay. Why? These companies are buying in volume. It is happening just like Preston states. At the auctions and on MLS listed REOs. They are also buying REOs in BULK from the lenders.
Does this mean that we are all out of business?? Certainly not!! There are many other types of properties and distressed motivated sellers to market to.
Does it still work to go directly to a major lenders asset manager and try to buy a single distressed REO from them?? I would say NO. Can you make a living buying REOs from very small local banks and credit unions? Not likely.
We just have to change strategies and go after other types of deals. I am still picking up a couple of REOs every month, but it is getting harder as inventory DECREASES. There goes that old "REO Shadow Inventory" myth!!
Times and strategies DO change. I will tell you something else that I am firm believer in. The more that people use the SAME STRATEGIES THE LESS EFFECTIVE THEY BECOME. Read that last sentence again.

I agree with your comments above. So many "GURU'S" use fear as a way to sell there product and there is no need for it. A good investor is always informed of what threats are coming there ways and my suggestion is always be involved with the local real estate club or your REPAC they are the legislative arm for real estate and they will inform you on any changes/laws that will affect real estate investing. If you stick to the basic real estate strategies you are learning from Dean you will be able to work any market condition.

If you read DG's book 'Become a Real Estate Millionaire' , he explains how the market changes, has cycles that repeat themselves, and how we need to adjust our strategies to those different markets. We have to continously learn and adapt.
