I posted a couple of weeks ago about this deal and we closed yesterday a 10am.I use the 25-1 strategy mostly in my business,I also send out letters to vacant properties.
This was a 4/2 2 car garage 2200 sqft in a great area here in Minnesota.It was listed for 200k.Comps in the area are 250+.The repairs are 45k.I put in an offer at 120k,they countered the next day at 140k,I countered back at 135k and they accepted right away.It took about 2 days.I sent it out to my buyers list that night,and the next morning I had a buyer.I have a list of 120 buyers,and I have 3-4 on my list that buy 3-5 properties a month.My buyer was one of them.These are the guys/gals that you can count on,and know that they are serious and can close.Newbies you will have the same buyers when you just continue to build your buyers list.Never stop building your buyers list.I sold it for 150k,and my buyer gave me $2500 earnest money.He is going to rehab and then sell for 260k.We have closed 4 deals together.We are closing on another 11-11-12 and my assignment fee is 5k.
You really have to believe that you can do this.Don't think negative thoughts.I'm always thinking,I WILL CLOSE A DEAL OR I WILL GET THIS OFFER ACCEPTED.

The other deal I'm closing in November is a foreclosure and the redemption is up on 11-10-12.The 11th is a Sunday,and we are set to close on or before the redemption.I already have earnest money for this deal!
