Find Motivation in Real Estate

Many people who seek to invest in real estate have no or odd idea of finding properties. People may say that focusing on REO’s are best. Others have the idea that pre-foreclosure are best. What should you do?
Taking a single idea of finding properties only serves to put blinders on. Keep your mind and ideas open to receive better opportunities.
Motivation is the key to focus on, in my opinion. Motivation encompasses foreclosure, pre-foreclosure, REO, short sale, probate, estate, bankruptcy or other pieces of life. It keeps your options open and allows you to find opportunity.
When working within the MLS (Multiple Listing Service) I suggest to the Realtors that work with me to focus on criteria that identifies motivation. They are:
- Longer DOM
- Price Reductions
- Motivated comments in the remarks section
- Motivated Seller
- Vacant Property
- Listing does not have or allow FHA financing.
These criteria focus on motivation rather than specifics which allow you to reach farther in real estate yourself.
