I am a wholesaler in Washington County, MD and I have not had much success in getting a deal completed. When I pull the recent cash sales for my area it is very small; there does not seem to be a lot of cash buyers in my area.
Which has caused me to think perhaps it is time to move to another market? When trying to decide what virtual market to go into what are the main things I should focus on? Number of recent cash sales,sellers ? Should the distance from my current location be a factor ?
Is it best to remain in your “own back yard” Or try another market ?

Like all Dean's successful students would say, that you should do a deal in your backyard first to get a hang of things before you go to another market. I understand what your saying about your market but there has to be people investing in your area, even if its a small amount, you can supply them with deals. If you know everything about remote wholesaling then you can start doing deals in other markets.

Maybe its the approach you have tried recent cash sales if that doesn't work try the county clerk to pull the lastest deals if not switching counties could be helpful in your home state or simply go to tei clubs and engage in conversation with buyers to see which section to go into in your home state
