What's the best way to find a good local contractor?
I'm considering just spending the hours at home depot learning my material prices and then resesrching labor costs.
All the contractors I've spoken with want money upfront to geiv an estimate.
Any tips?

Home depo or lowes are a good place to search also check Angies list . Com and be careful when you get quotes

I say be careful if your rehabbing or buying and holding.... If your wholesaling then I feel something is a little off about paying for a quote

I'd say try craigslist....I'm always seeing ads for free quotes. I do caution you: try to get a licensed contractor (and when you decide on one, have them add you or their company to their insurance policy as an additional insured). Hope this helps! Laughing out loud

Hi randall, are you wholesaling? or fixing & flipping? You shoudln't have to pay contractors for qoutes-it is part of the business. what I tell contractors when i call them and I call them from craigslist & the yellow pages or from my investment club meetings, I tell them that my partners are flxing & flipping & need qoutes and within 24 hrs after seeing the hm.

I talk as many as I can & thats good what was said that you should ask ea & every one of the contractors you talk to if they are licensed or not, only work with licensed contractors. then i ask them for referrals at least 3, if they are any good they will provide this to you if not move on. then i tell them if for whatever reason I dont buy this prop I will refer them to other investors and get them business.

I will find them business, advertise for them on clist, backpage etc. & refer them to my network of investors and find them buisness. After that they will work for you & get you qoutes but you have to get them business & refer them, and also refer them to you buyers too to do the work for them if they dont have rehab teams.

Insurance part is cool

I dont know why you would do this though if you were wholesaling maybe if you are going to do the work and fix n flip it. Not sure-could you explain why? Thanks

What works for me

You can post an ad on Craigslist saying Real estate investor looking for contract for multiple deal flow. Then you screen your replies and then you tell the person you pick that you will be making a lot of offers on properties and need his assistants with estimate repair cost but you will use him to do your work if you close on a property. I also got money calls from contractors from my bandit signs I put out weekly, they call me and ask if I have any work for them. Or you can look in your local yellow pages and call every contractor in your area and tell them your an investor that will be doing multiple deals in the town and need free quotes on repair cost.

Yeah the insurance piece is more so for fix and flip or buy fix and hold, whenever they are actually going to be doing work for you. Also, if you have a regular contractor that you work with, he shouldn't mind doing just quotes on other deals.

Cali Tony I am wholesaling. I want to learn how to properly estimate repairs. Figured I could shadow a couple legit contractor a couple times so I can eventually get the numbers right myself.

get a licensed contractor

Randall,

make sure they are licensed. I would find them through referrals! Ask other investors at your local rei club. Look at the work that they have done.

They only time I pay a contractor to give me an estimate is if he will apply that fee towards the repairs.

Well, you could make that assumption. Or you can refer the contractor that gave you the bid to your end buyer and make it a win, win, win. That way, your contractor doesn't get burnt out and you are able to close wholesale deals and provide estimates for repair Eye-wink
