Trim is used to cover joints at changes in material and direction. Trim includes baseboard, quarter round, door and window casings, and floor thresholds. Trim is also used to protect walls. Chair rails are an example of this. Trim can be used to add architectural appeal and display ornamentation. Plate rails are an example of this kind of trim. Trim can be used to make wall/ceiling transitions and add architectural detail to walls and ceilings. Cornice moldings and rosettes or medallions are examples of these.
Missing or damaged trim may be simply a cosmetic problem. Loose trim can allow air leakage into building components, which may result in condensation damage. Rotted or mechanically damaged trim may conceal rot or other damage to building systems behind.
Look for trim to be continuous, intact, and well secured. Note missing or damaged trim and include in your repair costs. Where possible, look behind the trim for other damage.
