Rock bottom

You know when they say you don't change untill you hik rock bottom. Well my wife and I have hit rock bottom. Last night my wife took an overdose and I allmost lost her. She was so stessed out over her job, that she hates, and over our finances she hit her breaking point. She is ok now, she just has to spend a few days in a rehab center. So if anyone out there would like to invest in Vt. let me know. I have seen alot of deals but not many buyers. I NEED TO DO THIS NOW!

Ed, sorry to hear about your situation. I don't have a magic solution, but I can show you a thread on one way to find buyers. Here's the link:

There are many more ways to find buyers, but this is by far the quickest. It takes work (as all successful people know), but nothing worth having comes free.

Sorry to hear about your situation. Tell you wife these things you are streesed about don't define you but are merely obsticals to overcome. I know a lot about stress. I have been in the real estate business for a long time and also in investing and I have made a ton of money and have lost a ton of money. I have also reached my breaking point two years ago and wanted to do something similar to your wife but as I sat out on the ledge of life I starting to think why am I letting others control my life and dictate my emotions. So I am here to help you guys in any way I can. Below is my outline on finding buyers, follow it and I know you will find buyers. Send me a private message if you wish and we can continue on this journey together. I would don't think anyone should go out the way your wife wanted there is to much to live for....

Attached are the scripts and other material to use in your business and below are websites to use in finding buyers.

Website’s to setup accounts on to network with buyers:
1.www.craigslist.com find the city you want to search in, then go to the “HOUSING SECTION”, scroll down on that section and find “REAL ESTATE FOR SALE”, click on that link, this will take you to all the property for sale, look above the listings you will see a “GRAY” box and in there you will see the words “SEARCH FOR” followed by a white box you can type in, put your cursor in that box and type in “WE BUY HOUSES”, then go to the next box it will already say “REAL ESTATE FOR SALE” followed by a black arrow pointing down, click on the black arrow and it will bring up a drop down menu for your, from that menu click on “ALL HOUSING” once that is done leave everything else the same and either hit “ENTER” or click on the “SEARCH” button. This will bring up all the buyers that are advertising to buy houses in your area. Go down the list one by one and click on the listing and read their advertisement and talk to them and get them qualified. Also, you know where you clicked on “ALL HOUSING” you can also go back there and click on “ALL SERVICES OFFERED” it is at bottom of list and see more buyers that are advertising.

2.www.**** setup free account and get access to 2 free buyer leads a day, go there daily on a 24 hr. clock to get your leads. Click on the link in the right side colum under the login section that says “click to register” then it will ask you to select type of account you want, click on “Professional Service Provider” then it will take you to your account info, fill it out and toward the end select when it ask you “ I AM” select “REAL ESTATE CONSULTANT or INVESTOR”. Then login to your new account and on the right side of the screen you will see the words “I AM LOOKING FOR AN INVESTOR WHO IS INSTERESTED IN” then it will have three white boxes you can chose to set your criteria, fill those out and hit search at the bottom, then it will pull up a buyers list, simply click on the profile you want to view and write down there information and contact them.

3.www.linkedin.com great site to network with buyers, setup account as REAL ESTATE INVESTOR/CONSULTANT and start networking

4.www.meetup.com great site to finding groups or real estate clubs in your area for you to go to their real estate club meetings and find buyers.

5.www.connectedinvestors.com great site to finding buyer, wholesalers, deals, etc…. that are interested in real estate in your area, setup free account.

Free Classified Ad Websites:

6.www.craigslist.com www.backpage.com www.upillar.com, www.pennysaverusa.com, www.salespider.com, www.walmart.oodle.com, www.usfreeads.com, www.classifiedsforfree.com, www.sell.com : post ghost ads on any of these sites and direct ads here under “real estate section”

Thank you for your responce and your kindness. My wife is home and doing well. What a life changeing expireance. When I was holding my wife and she stoped breathing I new at that moment that something had to change. that was the bottom for me. And thank you for the info, I all ready have things under way.

That is pretty intense, but you have to keep your sight on your goal that will get you out of the bad situation; if you haven't done so,already, read DG's book Totally Fulfilled; it's a mind changing book, just awesome!

A great waynto find serious buyers is to look for recent sold properties that have been rehabbed and resold, or are currently being rehabbed; very likely that the buyer is an investor looking for more properties to,flip!

Hi Folks dont let life get you down and Iam sure you may say "thats easy to say" and "I know for a fact when your there it isnt easy", I was there wasnt and it took me five years to get back on my feet and the money it cost was staggering almost all my pay check each week for almost 5 years for health care.Trust me there are ways out short of what your wife went through, no one needs that!!!!!Ieve been with out alot of work for the past 3 years but things are being to change now with alot of work and its been worth it all being with Dean and the family here, you dont get this any where else trust me I spent thousands of dollars to find out and I all most didnt give Dean a chance, now isnt that a kicker!!!!!I spent two winters living out of a truck and thats when things get really cold, and I dont say that to spout off.You have each other I have no family( blood )and you will get through this and we will help.Look at it this way maybe this was your wakeup call that you needed and there is a real blessing here, you need to look for it and we are here to help you both our hearts are with you, trust me on all this, this is a time for your growth and it truely can be alot of fun but you have to focus on you goals and its here in Realestate, there are deals all over the place, we are here to help, we love you very much!!!!!!, ole never give up Jim

I must say I really got very useful information on your reply to ED's message. I really had problems finding buyers. My agent thought I was playing with her because I had told her I buy houses cash. My question is on the whole selling process, I have no knowledge of Real estate when I get a property that I want to wholesale how do I go about it? when I inform my buyers do I give them a marked up price? I really am confused and its taking me back. I really need someone who can just walk me through the whole process once then I will be up and running. I look forward to hearing from you. Here is a quick example that should help you out.

properties market value is 100,000
rehab on property is 10,000
investor wants 20% equity
you want to make 3,000

here is how to run the numbers

$100,000
- 20,000 equity for the investors
- 10,000 rehab on property
- 3,000 your profit

= $67,000 The most amount of money you will pay for the property

turn around assign the property to investor for $70,000 for your $3,000 profit.
