I have been trying to start up. I obtained my LLC, bough various programs & books and completed my website and created a buyers' list & have same day funding available. However, all this money I have put I have yet to control a property or sell a house.
I'm thinking of just letting go of this REO Investment career and seek a p/t job to recover from the money lost and get back on track.

That is a decision that only you can make for yourself.
But you also have to think that that is what many people do who think they want to make money in this business. They give up. This is a very hard business. But it can be very rewarding.
How badly do you want it? Bad enough that quitting is not an option? Or not so much after all?

Just stay with it and be positive. Did you try sending yellow letters out to motivated sellers in your area? You can get all the pieces together but if you don't have a property to provide your buyers, it's all futile.
You're on the right track. Just keep focusing on finding those motivated sellers. Remember, you only need one to say yes to start. You'll find him or her soon. Good luck! You'll do great!

Don't give up, step back, take a little break, re-evaluate what you have done and what you are doing. This does work, for anyone. If I did it, anyone can, I have already learned big from my mistakes, but if you don't make them, you won't learn. This is the best time to buy.. If you have everything in place, you are that close. just stay positive, your doing great if you already have a buyers list, your llc, and some funding, mabey you should try a differnt strategy, like assigning contracts, tax sales, fsbo that despritely need to sell. just dont give up failure is not an option. at the end of the day its your choice, you determine your own success like dean always says... i wish you the best of luck my fellow freind..

you spent that much money, and took that much time, and still don't want to do it, then maybe this wasn't for you in the first place.
Not trying to be a downer, but an adult who wants to better themselves doesn't have to seek encouragement from strangers.
This is a rough business, and most times you won't get what you want, so patience and determination is needed. It seems like you haven't been doing this very long.
Think about putting more effort into it before you give up entirely. If you do give up, then the best to you otherwise.
If you went through all the steps of building a buyers list, forming an LLC, and built a website, you are stuck at FEAR. Fear stops us all cold in our tracks at some point; but you've already done SO MUCH. Look at how far you have come... Now's the time to go out and put up some bandit signs to get some buyers, put them under contract and wholesale some deals to your buyer's list. Why do you want to stop 3 feet from gold? You are RIGHT THERE!
Tonight, make up some bandit signs and scour Craigslist. Then tomorrow, go put up your bandit signs. Then, answer your phone! Believe in yourself and what you have to offer. YOU can do it; you've already come so far Esmirna! Go! Go! Don't stop now!!!
I agree with Zion Properties - that fear is the likely culprit. It's likely the #1 thing that stops people in their tracks. My suggestion is at a minimum do one thing everyday for your business, never letting it be far from your mind. And this is a business you can do part-time so if needing to find a job is necessary, then by all minds do so but that doesn't mean you have to let go of your real estate endeavors. I equate this to dieting :-); if you aren't successful keep trying because one day the weight will come off (or in this case one day you will have a real estate deal under your belt!). Best of luck to you - and don't forget to search the site here - there's all sorts of wonderful free information throughout it for you to utilize, plus you are likely to find a new method or tidbit of information that you didn't know before!

It works for me everytime I need a jolt of motivation- especially the story "Three(3) Feet from Gold".
You have to want success & when you start to lag, find resources to wake you up & get you back in the game.

This is what i see from your post... You have done a great job of setting up the outer circle of your business, but the inner circle is what makes the money. What have you done for advertising? How aggresive are you about finding new agents? How many offers have you sent out? flyers, postcards, etc.? You have spent a lot of money and energy... don't quit now. I read somewhere that most real estate investors are right on the verge of being successful then quit. Everyone has a few bad days, but it's how you react that defines you and your future success.
I have done research for months now and built a small buyers list.
I decided a few days ago that I had to get out and start networking.
Upon talking with several agents i discovered some huge news that the news wasn't printing. A massive wave of foreclosures in my area in the next few months that has been backed up for 6 months or so.
I reccommend you get out and talk, network with people as well as just taking action and applying the suggestions by others to market market market!
Take a deep breath and look at what piece of the puzzle is missing. It's fairly simple when you break it down to one task at a time.
I know, being a new investor myself, all of the information and directions can be overwhelming.
Just a few suggestions that I think would've helped me get through the rut I was experiencing.
Don't give up!

Have you tried joining a REI club in your area; there you could network with other investors, find buyers, lenders, etc.
Get out there and look for a deal! It won't come knocking on your door!

look at what you have done, llc, website, buyers list, funding,etc and you are willing to throw all that time and hard work away--NO WAY
You have done alot more than alot of people here, so keep on moving forward, even with baby steps and you'll get there

You should be overwhelmed with the response that you've received The DG family is like none other. We've all been there, days of being discouraged, thoughts of giving up or "Can this really work for me?" You are not alone!
Bottomline though....this is a business. It takes work. That 4 letter word W O R K! If success was easy then everyone would be doing it! You can't buy your income through books and tapes. You have to take what you've learned and TAKE ACTION! No one has ever become a millionaire from sitting in a Library BUT those who take action and "DO" the work, "APPLY" what you've learned are those who reap the rewards. You have worked so hard setting up the foundation for your business. Don't give up now! Is this hard? yes but YOU CAN DO HARD THINGS! Life is hard, working a job is hard, taking those first steps in starting your business was hard...so what. Its time to take it to the next level. Regroup, refocus and lets take care of those investors on your buyers list and fill their orders!
