How to tell seller you are an investor

Hello, everyone! Hope all is well! We, on the other hand, are having a problem when viewing houses. All have been shown by the seller's agent and once the seller was actually in the house and very active in showing the house with the agent. Most of the agents automatically assume we want the house for ourselves, meaning they think we want to live there eventually. My problem is, I am having an extremely difficult time correcting them and telling them that we are looking at the house as a business investment. It is very awkward for me to clarify, especially with the owner present. This man was so proud of his home, too. I honestly think he would have been insulted to find out that the home he loves and spent so much time on was just being viewed as an investment. I am a quiet type of person and I get anxious easily, so I really do have trouble speaking up. I am trying to get a thicker skin.

So, my question is, how do you tell the agent or the home owner if it is a FSBO what you are doing in a polite an respectful manner? (For us, it is assignments.) Do you bother telling them upfront or just let them find out eventually? If I should tell them up front, is there a way anybody has found that has been generally well-received? I like honesty and I don't want to put a bad taste in the owner's mouth. If anybody has some advice, it would be most appreciated!
