How late in the foreclosure process can you actually help someone? Is it too late if the property is already on the sherrif sale list?

I believe every state may be different and may have different laws, however I have heard that there are options to stop the sheriff foreclosure sale. These options could include the property owner filing for bankruptcy, the property owner asking the lender to put the sale on hold due to a plan they have to catch up payments, restructure a loan or a potential buyer, or the homeowners may be able to petition the court for additional time. In your opinion, If I have a list of the sherrif sales for the next month, would you drive by them and drop off a stop foreclosure business card. I was thinking that it may be a good way to get leads but I wasn't sure if it was too late by that point.

Tony, I would like to add in some states the homeowner(s) have a redemption period after the sheriff sale. In Michigan it's 6 mos. This time would allow the homeowner(s) to correct the default (see Joe's advice) which could include you negotiating a deal with their lender to get the property. Find out your area's laws and use to your advantage!

Hi Tony,
In most case the seller can negotiate all the way up to the day of the sheriff sale. That sound's like a good idea with the cards. What do they have to lose at this point. Like Dean say's we are offering help. Keep me posted..........Much success.
