I gotta say that Dean has got me fired up!

I had seen his infomercials and never acted on it because I figured he was a scammer like most of the other infomercial people.

I decided to google his name and was pleasantly surprised that he had a pretty good reputation. He even was addressing complaints from customers on ****report.com I thought that was very commendable.

I bought his real estate millionaire book on ebay and received it a week ago. There's a lot of good info in that book. I'm still reading it.

For years I've been buying smaller items locally (stereo gear, scooters, cars etc etc), cleaning them up and reselling on ebay for good profits. I got to thinking... why am I not doing this with real estate?!! It involves the same principles... find something you know you can resell for a higher price, research it fully, buy it, clean it up and resell it. Real estate will be a little more involved and take longer to see the profits but the profits will be much higher.

I'm going to look at a HUD foreclosure tomorrow. From research I did on Zillow I found out that it sold in 2004 for $124k then it sold again in april of 2008 for $156k. Now, it's for sale for $89k in a foreclosure! I don't know what happened to the previous owners between april of 2008 and now but I'm seeing dollar signs?!

It needs a new kitchen (cabinets, sink & appliances). For some reason all those items are missing from the home. Weird.

Ok, I'm rambling now... but I wanted to thank Dean for being a stand up guy and for lighting a fire under my arse!

Dean is the BEST!

Dean is one of the best motivators out there. He's inspired all the folks in the DG family to become the successes they are today! I can tell you that without Dean and my DG family I wouldn't be where I am today!! But it's always good to hear, I never get tired of hearing it... LOL! That's what makes this forum so great, people are always willing to share their thoughts, opinions, knowledge, suggestions and comments. You'd be amazed at what a difference one comment will make in someone's life!
Thanks for posting this, it's just another reminder of how great DG is and the man behind it. Eye-wink

It a should be fun and profitable journey.

I see lots of posts here where hyped up people are all excited about the possibilities of starting their investing ...but then... nothing. They disappear and presumably didn't succeed. I hope that won't be me!

I'd be interested in hearing some of the success stories from people here if they would like to post below. Do you go full tilt and do real estate investing for a living or do you buy 1 or 2 properties a year and call it good?

I have a 55 year old friend in san diego who had never invested in real estate in his life. In 2000, the market tanked and property prices in Ca were at a LOW. I don't know what possessed him to do this but he purchased a foreclosed single family property using his credit cards (he had no cash). He fixed it up, refinanced it and bought another property.

It went on like this for a few years. Eventually, he owned 50+ properties. He held them all and rented them out while waiting for the market to rise. He became a master at managing his rental properties. He did it mostly by himself. As the market rose, he sold off a few of his problem properties for huge profits.

He got incredibly lucky timing the market... buying properties when the prices were so low... and owning 50+ properties when the real estate market shot up like a rocket! He rode the wave and made millions in just 5-7 years. He told me and I quote... "It's like winning the lottery in slow motion".

Most of us dream of winning the lottery but when the chances are around 1 in 176 million that we'll win... we're a lot more likely to become wealthy in real estate with some effort.

This guy is an inspiration to me. He's just a regular guy that put forth some effort and was rewarded in a big way. His passion has always been motorcycles. Since becoming a real estate millionaire, he has purchased over 400 motorcycles and built storage buildings to house them. Eventually, he wants to open up a museum. The funny thing is... all the motorcycles he buys also increase in value! Everything he touches seems to turn to gold!

GREAT PLAN

I have a simular plan for myself. Once i get thru this first deal im working on. I want to invest in 2 properties that i know of to keep for myself to rent . refi them to buy another and so on.... Then in a few yrs sell off some for a profit and keep the cherry ones for steady cash flow.
Thats my plan. I will make it happen some how.

What a great experiment... to write your own autobiograpy and then look at it every few years to see how you are progressing in your life. Perhaps a better plan than making empty goals?
