Ok, I have a problem and I need some help. I am finding way too many deals that cashflow and I don't have the time to close on all of them. I have bought 10 houses in the last 10 weeks (actually I have more that are locked up and waiting to close) and I have come to the reality that I can't close on all of them. That doesn't mean I won't still buy all of them! What I am going to do is this. I am going to start offering to assign some of these deals to some of the more serious buyers on this site. I already have a buyers list started in my area but I think it would be neat to help a few people on this site as well. What I will be offering are cashflowing real estate deals with equity! I will also be offering a service to line up rehabbers and property management. Basically, it will be a turnkey property if you want or if you just want to buy the property and take care of the details yourself after that then I like that even better. The main market I invest in is a great market that is experiancing steady appreciation and rental rates. It is basically the perfect storm in real estate and I know this market very well. I can find cashflowing deals very fast. I have tons of experiance, I have bought over 30 properties in the last 2 and a half years. CBR, I think what you are offering is a great deal for DG family members. If I was closer to your area, we would be talking over a glass of merlot. I am still trying to wrap up my own deal, and being the REI rookie that I am and still with a full time job, I can only work one deal at a time. The cool thing is that you don't have to live in my area to invest here. Actually, one person from this site, who has just begun her investing career has bought her first investment property in one of the towns I invest it based on what I have posted on this site. I am very proud of her!

Thanks for always answering me back on the posts, it does not go unappreciated. If it is a snails pace to start, then that is what it is. I only wish I could do my five deals to get my tuition paid for by Dean. If you ever think of coming to upstate New York, let me know, the props are still dirt cheap compared to the rest of the country. Ask Dean, he is from my neck of the woods. First, I have to say, I really appreciate you offering this opportunity to us here on the forum. Since starting on this forum, I never dreamed that I would see such comradery from everyone to everyone before. This is a very special place with very special people.
I am still in my infancy, however, I am learning everything I can from this site and Dean's programs. I live on Long Island, NY and I am 150% committed and motivated to go from a Single Mom, living paycheck to paycheck and tired of renting to creating the reality of my dreams they won't be dreams for long because they will be reality.
My burning desire to succeed, willingness to take the risks and sacrifices necessary will propel me forward. I even took a loan against my 401K to pay for the Success Academy Coaching program because of saw the value of this program that will springboard my success. I know I WILL pay that loan in no time at all.

Can you explain how I can work this with poor credit?
Would I have to try to partner up with someone, say from this site?
Is there something I should be asking my coach/advisor for advise on?
I know I should take one step at a time, but I really need to get out of the situation I'm in. Unfortunately, I'm losing my job to coporated closing the NY facility and laying us all off one at a time (REALLY GOOD NEWS & MY PUSH) & the apartment I'm renting has a lot of leaks and other problems so I one of my big goals is to purchase my very first home. So this is only scratching the surface of my motivation.
Please let me know what we can work out.
