Thanks for the welcome and letting us know about Sissy. Sorry to hear of her troubles with the virus. I had the same problem not to long ago and had to save all of my personal files and do a factory reset. That's when you take your computer back to the condition it was when you first purchased it. It's a pain but it does get rid of the virus completely. At least it did when I did it. I'm not that computer savvy but I found it in my help section under recovery.

I'll keep her in my prayers because I miss her already and I just got here. It's a rare thing to meet people who are as selfless and generous as you all are.

Hey everyone,

I figured this was as a good a place as any to say hello and introduce myself. I too am a new member to the DG family. I bought Deans book about 3 weeks ago, and have been reading the forums pretty actively. I am also enrolled in the Success Academy and am pretty nervous about the whole thing working out. I have just completed the first Lesson. Luckily for me I have a lot of time to invest, so I'm hoping for good rewards once I figure this whole thing out!

Thanks Anita for the update on Sissy. I PMed her a few days ago and was sorta wondering what happened to her =)

Just a quick background about myself... I'm 27 and live in Southern California, Orange County. I'm mostly hoping to do assigns to start off. I am a pilot and have been flying for a Houston based airline for the past year and a half. The airline is ExpressJet Airlines, and due to the economic condition, we're furloughing 350 pilots, and I happen to be one of them! Furloughing is basically being laid off, except once the company is ready to higher again they have to call you back before they can higher new people.

Anyway, that's me in a nutshell. I hope to do this full time from here on out.

I do have one quick question. When doing assigns, what kind of my own money will I need to have available? Do I need any money in escrow to sign and hold the contract? Obviously a lawyer wouldn't be a bad idea the first time, however I am extremely strapped for cash.

I apologize for the delay in answering, I've been kind of on a sabbatical from here since having my assessment call with The Success Academy and trying to concentrate on getting through the materials and assignments so I can build a solid foundation. On top of that, I have one property that I will be doing a Short sale and I've been back and forth with the Advisors about going about the whole thing as well as reviewing info here. Plus... while waiting for the home owners who called me that they were running late; I took this opportunity to drive around the neighborhood and found several vacant properties. So I've been extremely busy like a bee between talking to the advisors and building my Power Team. I wanted things to happen fast but as one Advisor put it, I have the carriage before the horse...whooooooa

Anyway, John, Ryan was extremely easy to speak with. I explained I was totally new in which he had no problem with at all. He never once made me feel that I should have already known something. He was extremely patient and happy to thorough explain his program. He also has two title companies that will do the double closings as well.

I will PM you with his information since I see that Sissy has had trouble with a virus on her computer. Please mention to him that you saw Sissy's posting & you are interested in learning more.

Welcome to the DG family/forum as I refer to it. Happy to have you aboard! Sorry to hear about your lay off. In answer to your question, you can lock up a deal with as little as $10. I've seen it done before, so you don't need a lot of cash to get it done, you just need the knowledge to know how to do it. Hope this answers your question.

I'm brand new here. Have been reading the forums for a few days. I read the book, and just trying to absorb everything. It's mind boggling. BUT, I am determined to make this work.

My questions to you both, and everyone else here, do I understand this correctly, that Ryan is in Dallas, yet he will send proof of funds to any of the states, and also do double closings on the same day for any state? What does he get from this? Do I have to pay him any fees for this?

I'm not understanding this completely. I must be missing something here, I'm sorry. I have found a few properties that are really good deals. I personally do not have the money to buy the property. I contact Ryan, and he will fund it for me? Why would he do that? He has to be making money, and how would he know if it's a good deal or not? He has to require something? Does he fund rehabs?

Or am I to find a property, and find a buyer? He sends proof of funds to seller that I am good for the money, and have the assign clause next to my signature everywhere, then I HAVE to find a buyer (within 30 - 90 days, whatever length of time that is agreed upon) for this property in order to sell it to the buyer. Close on the same day for a different price? So if the property is say $100,000.00. I get that in writing, offer the seller the price, have a closing for the $100,000.00 which would now put the title in my name. Then the same day, have that property go into another closing to my buyer for $120,000. and I make the $20,000.00. Is that right? How does Ryan make money???

I'm sorry if this is redundant, but I just don't understand this.

Need Help finding a HML

We have a great find, and can't get funding. We would like to do this as a flip, but are having issues with funding from HML. This would be our first one and because of this they will only fund for 50% LTV. Or we have to have a cash reserve of some crazy amount. Can someone please help me??? We know according to our RE agent this property can sell with a great profit, we just need the funds to make it happen.

Ryan's company will fund for any double closing. They get 4 points (4% of the deal). They don't run credit checks, or care about your financial situation, or whether the property will make you 100k or 40k. And they can fax over whatever documents you need (proof of funds, etc)

But the double closing must be the same day.

It's actually very profitable for them if ya think about it.. a quick 4% for one days loan of their funds.

I wanted to add that Ryan said generally they only fund deals over $100K. They will consider anything under $100K on a case-by-case basis, and charge a flat fee of $4K. Plus all loans are subject to a $595 service fee. (I sure HOPE it's OK to put this in here. dgadmin, please edit if necessary. Smiling )
This type of funding seems like a good resource to keep in mind, though, if you do not have less expensive options.

For Real!

Hi every one, I just have to pinch myself; I spoke to Ryan and he is for real. I will be closing in a week on my first sale. I am doing a double close on a $500,000 commercial building that my church wants to buy. I would have done it and last week but pastor went to Jamaica west Indies for a convention. Now that the are back I told them that the deal so and so on, and say it is too good to be real. look I am the God ordained Prophet they do not believe in and the most tangible thing they need, God uses me to write up the contract and assign them. Yeh man it go so fi true! $50,000 the least will be in my pocket in an hour, and hey guys not to brag, this property is listed by a real estate agent for $750,000 on one site and on another of his site he list it for $800,000. I need to do the best for the church and not kill them so my blessing will flow good and my gosh! I will be able to buy another house, I filed bankruptcy in Dec.2007 and lost my own $300,000 house and marry my husband on feb.16th,2008 and the next week I had to fly to jamaica, west Indies to bury my mother. and at the same time my husband made a investment with every cent he got in the Home health Agency I worked for and the owner messed up the plan and we could not pay our mortgage for five months, he is loosinf the house to bankruptcy and I am having a baby on my mothers birthday in January 2009. I hope it is a girl that it do not show the private in the ultrsound. I am pretty sure this is a sure foundation that God is putting me on. I could'nt do this with out you all. I can't stop crying as I'm writing now. If you read the Bible look up mark 10:28-31 and Isiah 55:11. I have to give the Lord every cresiy for this because I cannot go to work with a broken pelvics happened in 2004 during child birth that my new pregnancy bake again and my nursing job required lots of standing. I flip my money in my own agency and flip houses at the same time from my new house. YES!

Results...?

Can anyone here give any feedback on Ryan's lenders from a completed deal, preferably with the actual documentation (not posted publicly of course)...?

I know all of Ryan's contact info and his company and such, but we want make sure everything is what it seems because it comes off as a strong endorsement from our site, but we know nothing of them.

If it truly is a great source, we'd love to make sure everyone has the opportunity to take advantage of his lending. But we definitely don't want anyone to steered into something that could be troublesome.

It seems that getting funding and closing the deal the same day would be hard to do, for me being a new investor. I quess I would have to have a buyer ready before I ask for the funding. My head's spinning! It seems I would have to tie up the propety,find a qualified buyer/investor, and then contact Ryan. Does Ryan want the $595. up front? The reason I'm asking is because I'm starting out with nothing, 0. I'm a Home Inspector up in MASS. and come across deals all the time. I can't do anything because I lack the funds, so I loose out. I'm slowly but surely catching on through this group and reading the book. I'm itching to do my first deal.

Double close funding?

I'm new at this, but I'm used to asking questions!

I'm not sure I understand the need for financing in this situation. How is this different than assigning a deal? You don't need financing to assign a deal, so where does the funding come in?

Double close (Simultaneous Closing)and the assignment of a contract are not the same thing. In the case of an assignment of a contract you have ONE contract that you assignment to another party that will close on that particular contract. With a Simultaneous Closing you have TWO contracts that are closed upon in the same office on the same day.
