So it sounds like this investor's specialty is double closing? And to help seal the deal, he/she has their own title company?

It seems like double closings are getting harder to come by. Well at least in little part of the world they are. LOL! I am so glad this guy is equipped to both fund the deal and double close for us...that is if you choose his title company. A lot of people have their own title companys to double close.

I am new to the DG family and have been learning alot from this site. I am still trying to understand everything. Can you please explain to me how the funding works for assignors.

If I understand correctly, First I find the deal. Then Ryan will fund the deal. Last I will re-assign it to a buyer.

Please let me know if I understand correctly.

Hi, I'm still a NEWBIE still waiting for Dean's book) but I've been busy studing the TAD and the various postings on this site as well as doing some of the 'brain-storming" assignments.

I think it is really great you have shared this with all of us, especially as a new-comer to this with no list of contact yet. I can at least have one of the most important resources that often stops many of us especially one with bad credit and no money. I'll tell you, this really gets me excited since I would say funding is an obstacle or something that makes me nervous (at the moment anyway).

If I'm correct to assume (please correct me if needed since I'm still learning), this would basically work like assigning. Whereas, during the closing, at the same time I say would receive title, the title is then transferred or assigned to your person you found as a funding source. I still excited if I interpreted this correctly :0

I will definitely e-mail you so I can have a head start in creating my list of contacts, especially funding. I hope in provides funding for NY (Long Island)!!!

Well, guess who I just got off the phone with??? I PM'd Sissy for more information and supplied her with my contact info and I just received a call from her funding source person she located. What a very pleasant man!!! He thoroughly explained his program and the process. I thought I was excited before when I read your post but boy...now I'm having a hard time containing my excitement & enthusiasm...LOL This is a very, very unique program, really eliminating any funding issues. Realizing there are creative ways to structure a deal (still learning), this was still one thing I was somewhat fearful that may be a stumbling block...but no more! I just can't wait for my first deal and extremely look forward to working with him. He just comes across as just a regular, down-to-earth & sincere guy, willing to help out and work with you in any way possibly.

Again, Sissy, God Bless You for sending and sharing you & this resource for all of us!

Being new to this whole arena, I had several questions for Ryan in addition to what he already had explained. As I mentioned Ryan is a real sincere, down-to-earth person. Again, I appreciate you sharing this and having him get in touch with me. I do plan on doing a lot of deals very, very soon!!!

This is my very first posting! I just finished Dean's book (BARM) last month and I have been very interested in assigning. I wondered what kind of support group would be found on this website and now I know. I thought I was pumped up after reading the book, but now...

I am very new to this whole process, but very eager to learn. Sistreat, I will have many questions as a new-comer, but just the information that I have received in this thread has been totally mind blowing, so a big "THANK YOU" to you.

I think I have narrowed my choice of realtors down to two since my last post. Neither seems to know much about assignments. Should this be a red flag for me??? I haven't received a PM from Sissy yet, but I have been making my list of contacts. Darlene, since you have spoken in depth with the gentleman in Dallas, maybe you can answer some of my questions. I don't want to ask him things he might feel I should already know. If you can PM me I would appreciate it. If this person already has a title company that will close, do I still need to seek one locally?

I also spoke to a loan officer that is interested in hearing more. Is this a good contact to have and network with?

Hi Everyone,

I'm a newbie and this is my first time checking out the blog site and I am completely blown away by the way you all care for one another. I was putting off checking it out because I still have three children at home, not to mention our family pets, 2 dogs and 2 cats, whom we love dearly. In other words, I'm as busy as can be.

I was praying for the Lord Jehovah to show me a way to make this new real estate business work out and the next thing I know, I'm up all night looking through all the other real estate courses I had purchased before I found Dean's, and I kept getting this urge to drop it all and go back to Dean's site. And what do I find? "Angels" on the internet. I nearly cried. My whole family thinks I'm totally going to lose my shirt ( which isn't much to start with since I'm on disability and trying to raise my kids on next to nothing. Amazingly, the Lord continues to provide) and they have no faith in my future success. But I put everything in God's hands and I can't wait to tell them about you all, especially that young lady Sissy.

You have given me such hope and I know this was meant for me to find because I wanted to start as a wholesaler because I don't have any cash to speak of and not even a car. I hope you don't mind, Sissy, if I jump on the bandwagon with everybody else. I would like to send you my information so I can be put in touch with Ryan too.
