Finally making an offer(s)!

So, I have decided that tiny obstacles have been leading me away from the not so good deals. Here I am today with two REO properties that are in a better position to make a greater ROI. I need a POF and offer is made. It's that easy right. At least this step is, I will need to follow through when the offer is accepted! Buyers and/or exit strategy is set, so here I go!

Keeping myself organized!

So I have been aggressive with my organization. I file my records promptly and return calls within 24-48 hrs.

I am having trouble getting my parnter/boyfriend/roommate, use to logging mileage and reciepts. I explained to him why we need to keep it current and he understands what the bookkeeping is for, so why won't he do any of the tasks. I put our notebook and pen on the counter next to the mail and carkey area, were he can see every time he gets home or leave.

Laziness or habit?
Sounds like excuses to me either way!

Maybe I need a different approach to this issue.

Ok, now I really want to take action!

It's been a few months since my first entry, and lots of things have happened. Just not in the direction I was planning to go. I was hoping for much smoother road than the one I was on since the car accident back in February. I returned to work and it hasn't changed. I noticed immediately that I changed. My focus is counting down the weeks to my official resignation/retirement at this place...

I got my automated system started and my marketing tools ready for distribution. My organization system is simple and currently effective!

It's only a matter of time now.
Oh, and more knowledge!

Taking action!

Well for the last two weeks I bave been viewing properties with an agent. I have decided I want to make offers on 4 of them, but I'm not sure where to start with the offer prices. I looked at the comps near all locations and had a contractor give me estimates. I think I may just need to throw anything out there within reason, but low. If anyone can give me a few words of experience to ease my rookie level approach, please do so, ASAP! I'm ready to jump into the REI pool...

p.s. I also have 16+ leads to pre-agent properties I plan to contact this week!
