So I'm finally buckling down and making the effort to reach out to the DG family here on DG.com for some much needed help. It was pretty much because of Dean's awesome Weekly Wisdom blog #157 a couple weeks ago, that got me motivated to want to create my first blog and here I am now doing it!
So basically I'm a 23 year old newbie investor from SoCal, who has not only been in the game for quite awhile now and has been apart of DG.com for over 2 years now, but has still yet to complete my first deal. And I don't feel any shame or feel like a loser because of this. Just like a lot of people here, I too have gone through so much in life that its all been one big mind boggling roller coaster! And I truly know what its like to suffer and go through hardship. Just last year, a couple days before Christmas I was in a close fatal car accident that I totally did not expect. And just last summer, I unfortunately became homeless and had to survive in the back of my car with no food and hardly any money or belongings. So all in all, I guess you can say I've been through the ring of fire and barely managed to make it out. Just like they say, "What doesn't kill you only makes you stronger", right?
But of course, I'm not here to get too personal but I just thought I'd share a bit of myself to hopefully inspire others. What I can say proudly is that I am way ahead of the game in that I not only have a Real Estate Agent who agreed to work with me, but who also gave me access to the MLS! Right now I'm working on the Bird Dogging approach and I'm working with an investor who is using the Mortgage Assignments technique. What I'm basically doing is cold calling listing agents to pre-screen their sellers and see if they're motivated enough to let my guy either help them with their payments and sell to him what they owe on the property, or basically selling it to him for FMV if they have high equity. So far its been a lot of "passes", but...I'm still staying positive and keeping my faith strong as I know eventually one agent will want to "play".
Besides doing this, I have managed to network with a fellow DGer from SoCal, and the both of us are a power team right now working a marketing approach using bandit signs. We are simply stating that we buy houses with cash and can get it sold ASAP. What we are hoping to accomplish is that if we have a serious motivated seller, who needs to find a buyer quick and get the funding for it, we simply direct them to my investor who I am Bird Dogging for or another investor, who happens to be a fellow DGer as well. So since we are looking for short sales and/or anyone else that needs to sell fast, we can make that happen as long as we know we're getting a serious agreement out of it.
With that said DG Family, you can see where I was before and where I'm at now. And like I said, even though I haven't obtained my first deal under my belt just yet, I don't feel down or discouraged....I feel confident and really good about this. Granted, of course...I am a bit nervous at times, but just like Carol Stinson suggests, "Do it scared." I KNOW my time is coming and I have a deep feeling inside me that something will happen for me soon! Like I remind myself every morning...."As long as I have my faith, I can turn it into a leap of faith. As long as I take that leap of faith, I know I'm taking action. And as long as I take action, I will have results. And my results will be nothing more than my hard earned success through perseverance and consistency." So to wrap it up, I would really appreciate any and all information, feedback, advice and anything that will help me to finally make this happen. My main goal, for the remainder of 2011, is to make my first deal happen either through Bird Dogging, Wholesaling or anything else that can make a profit for me from anywhere from $1000-$10,000. So lets see how this goes and I look forward to the many inputs from my awesome and amazing DG Family. Take care and God Bless!

I don't think you need much help; I think you're already on the right track, and as long as you stay motivated and follow DG's strategies, you will make your first deal happen any day now! Networking will also make things happen quicker...
You are young, you have an entire lifetime ahead of you! make it a great one! make it a successful one!

I totally appreciate the kind words and support! Like I mentioned before, even though I get a lot of passes from several agents, I know I will eventually find an agent who is ready to play so we can make it a win-win situation. And like I've learned in this business, its a numbers game so I constantly have to fill my pipeline with leads in order to be closer to profiting. I still have the feeling deep inside that I will have my breakthrough with my first deal coming soon and I can't wait! Thanks again Valerie!
