CASH BUYERS

Good day!

I'm implementing Matt Larson's idea for finding cash buyers. Went to the county court house with my list of 170 cash sold in last 90 days and the (AIN) Looked things up like Matt said. The problem is the Assessor's Office doesn't update new ownership information for 3-6 months. Matt's idea is great if I can find the updated ownership information. I know what the cash buyers just bought just need an accurate way to contact them and send Matt's letter.

Any suggestions?

Another way is getting an agent to do an MLS search for all the cash buyers (non-owner occupied) for your farm area for the last 60-90 days.

Then you see what zip codes/areas are the "hottest" buying areas. Then you contact those cash buyers (their info should be in those search results).

If you can't find their address, you could look up their biz name at the county registrars office. But there should be contact info on the search results.

The cool thing is in those results, you can see what kind of properties they are buying, where & how much they are paying, etc.

I have a friend who also bought Preston Ely's software, but it's pretty pricey (though it will spit out the same cash buyers list as well).
