Hello DG friends! Thank you for all of your wonderful insight. I’ve read so many of your posts, you all are really amazing. I am motivated by your inspirations, and your success. I see and I do believe in your passion to make a difference in yourself, for your family and for others. That is what impresses me the most. So for that, I want to thank you.
I’ve watched Dean on TV about a hundred times. I’ve bought and read Dean’s books – Be A Real Estate Millionaire and Profit From Real Estate Right Now. And I’m in the middle of Your Town Your Real Estate Profits! They really are a boat load of information filled with guidance and direction. Dean has really put real estate in a whole different perspective for me as I’ve been a mortgage professional for over 15 years, and a licensed real estate agent for over 7 years. I’ve always been interested in owning real estate and felt that this is best way to secure a better financial future for my family.
I’ve been on pause lately, just looking through the window glass ever since I first visited the DG site in August 2011. Right now, I guess I’ve just been trying to overcome my fears. Fears of my own success, as you would probably put it. I decided that I have to stop saying, I’ll just wait till the time is right. I realize I can’t do that if I want to be a successful Real Estate Investor. After watching and reading so many of your posts, and reading Dean’s books, I’ve finally come to terms with myself that the time for me to take action is now.
In my real estate career as an agent, I have always tried to help. I can listen to a person tell me about their financial situation, and I can pretty much tell what kind of mortgage they will qualify for before they’ve even spoken to a loan officer. I save them time by explaining to them what needs to be done in order to qualify for a mortgage when they don’t. So I try to help everyone that I can. A lot of the times though, I just can not. I take comfort in knowing, that as a Real Estate Investor, I will be able to offer a positive solution to better someone else’s financial situation. It is important to me to have the tools, resources, network and support system allowing me to help more people I come across. Knowing this, I challenge myself to see how many others I can effectively help.
My personal goals during the first 5 years are these:
• In the 1st year, I’d like to wholesale at least 1 deal a month. I also want to rehab and flip 3 – 4 properties. I’d like to buy and hold 2 – 3 properties so I can start building my portfolio of rental properties to have some positive cash-flow and to put some money in the bank.
• This time next year, my wife will be in Law School, so it’d be ideal if I could replace my income by being a Real Estate Investor full-time. However if not, then in 3 years, that’s what I’m hoping will have happened so I can watch her graduate and walk to receive her diploma feeling certain that I have successfully secured our financial future.
• Be a full-time Real Estate Investor in the next 3 to 4 years. I want to buy and hold 10 properties a year, so I should have 30 – 40 properties.
• In 5 years, my hopes are that I’ve been able to buy and hold 50 + properties with positive cash flow.
• Also, I’d like to make it to one of the DG Cruises and to meet Dean and many of you as well.
I know my goals are pretty broad, but I felt the need to have to put them in writing. Once I put it in writing, I can reflect on it, so it can remind me of what is important to me and let them drive me. My goals are just my dreams now. I want them to be my reality.
What I’ve done so far, and what needs to be done:
1. I registered on this site
2. I’ve bought and read 2 out of 3 of Dean’s books
3. I’ve just completed my bio
4. I need to put ads on Craig’s list
5. I’m building my cash buyer’s list
6. I’m building my investor’s list – I need to check in on transactional funding, and to get private investor’s as well.
7. Bandit signs are being ordered by the end of the week
8. I will order my REI business cards by the end of the week - I'm still trying to figure out a company name, want to build a website, and deciding on getting an 800 #/call service as well.
9. I have researched a lot of properties (TotalView – 2 thumbs up!!) – I’ve got my eye on 8 properties (3 Short Sales, 2 with Mold damage, 1 REO (my own listing), 1 FSBO, & 1 that looks vacant)
10. Building my team is a work in progress. So far I have – Real Estate Agent (that's me). I have a friend who owns a title company, and some friends who do handy work…..we’ll see how that goes
Well, this is my start, my beginning. I’ve made some forward progress today. As long as I can keep it moving forward, I am good. I will continue to add, make changes, build, modify, and grow from this. I look forward to the day that I can look back upon this beginning….
